Market Snapshot: Q1 2025
Residential sales held steady at 90 transactions, down slightly from 93 in Q1 2024 and 95 in Q4 2024. Short-term rental (STR) sales reached 37—up from 34 a year prior, though down from 55 in Q4 2024 due to a fall 2024 new development launch that temporarily inflated figures.
The standout story this quarter was price growth in the detached and semi-detached segment. The average sale price surged to $2,247,982—up 48% year-over-year and 26% from the previous quarter. Notably, the median price for this segment crossed a new threshold, reaching $2,015,000—the first time the quarterly median has exceeded $2M.
Townhomes also saw appreciation, with the median sale price rising by $100,000 year-over-year to $1,097,000. Inventory in this segment remains tight, with most of the market operating firmly in seller's territory.
March Momentum
March was a particularly active month: 57 total sales (39 residential, 18 STR), up from 37 in February and slightly ahead of the 54 recorded in March 2024. Detached and semi-detached homes led the way, followed by townhomes and STR units.
Inventory Trends & Spring Activity
Listing activity is accelerating with the arrival of spring. As of early April, 178 total active listings are on the market—124 residential, 13 lots, and 41 STR units. That’s up notably from March’s 150 listings and well above the 149 seen this time last year.
Despite the increase, market balance remains elusive. Most property types remain within a seller’s market range, though there are select opportunities emerging in townhomes and STRs where inventory is inching upward.
